Buyer Pre-Purchase

New Construction Phase Inspections
Building a new home is a great experience. Watching the slab placed and the walls raised brings out the pride of ownership in everyone. It also raises questions about materials being used, construction standards, quality of workmanship and most important who is watching out for your interest.
Garnett Inspections provides phase inspections at three critical points during construction.
(1) Foundation Pre-Placement:
This inspection is conducted usually the day before foundation placement. Typically the inspection will include: grading and potential drainage issues, foundation forms, footings, post tension cables, rebar, vapor barrier, waste lines and vents.
(2) Pre-Cover Up Inspection:
At this stage the home is framed, windows are installed, the roof is on, electrical and plumbing systems are in the walls and the HVAC and water heater are installed in the attic. Before the next step of installing insulation and drywall, this is the perfect time to inspect the structural, mechanical, electrical and plumbing systems of the home.
(3) Pre-Final Walk Through:
The Pre-Final inspection usually will be conducted three to five days prior to the final walk through with the building superintendent. At this phase all visible components of the home will be inspected. The focus will be on workmanship and functionality. Exterior finish systems, roof, guttering, windows, lighting, grading and drainage are all verified. The attic structure, ventilation and insulation systems are checked. Interior walls, floors, ceilings, doors and trim are inspected for proper finish and operation. Paint and stain defects are flagged for touch up repairs. Kitchen appliances, water heater and the HVAC system are checked for proper installation and functionally tested. For safety, all gas appliances are tested for leaks. The electrical system is inspected at the service panel and all branch circuits are functionally tested. The plumbing fixtures, drain and vent system is tested for proper operation. For safety, the homes smoke alarm system is inspected for alarm placement to standards.
One-Year Warranty Inspection:
Builders usually work to resolve quality issues prior to closing on a new home. Some problems can’t be resolved quickly and repairs must be scheduled after the closing date. After you move in the builders warranty department is responsible for repairs. There will always be start up issues that surface and need repairs during the first year in a new home. Warranty service may move slowly, however claims must be completed within the first year after closing.
Garnett Inspections offers a One Year Warranty Inspection designed to help expedite completion of home start up issues prior to expiration of the warranty period. The warranty inspection will review repair status, pending repairs and known start up issues that need to be addressed. Structural, mechanical, electrical and plumbing systems are re-inspected for deficiencies that may have surfaced during the first year. The inspection report will serve as a punch list to the builders warranty department, identifying deficiencies in need of repair and recommended repair procedures. Typically the warranty inspection should be completed between the ninth and tenth month of occupancy. This will allow sufficient time for completion of any repairs.
Maintenance And Remodeling Inspections
Garnett inspections can inspect your home to identify areas in need of repair and provide Garnett’s Home Tips for implementing the repairs. If you are working with a contractor on maintenance or remodeling projects, we recommend that you have the project inspected. Garnett Inspections will review the scope of the project and perform phase and final inspections as required to insure quality and construction standard compliance.
